Collect at least three itemized written bids for the same scope. Bids that differ by more than about a third usually describe different work, not different value, check material grade, prep, and warranty before you compare totals.

Ask who pulls the permit. In most jurisdictions the licensed contractor pulls it, and a contractor who asks you to pull it as the homeowner is shifting liability onto you.

Never pay the full amount up front. Tie payments to milestones and keep the final payment until the work passes inspection and your punch list is complete.
